HOUSING RULES
(1). Suites are to be used exclusively for their intended purpose and any alternative use requires prior authorization.
(2). For security and privacy reasons, guests are not permitted to enter the suites.
(3). Smoking is prohibited in all suites and indoor areas.
(4). Between 23:00 - 07:00 and 14:00-17:30 there is a time of rest, calm and quiet in the property. We kindly ask all guests to respect it. Behaviors which leads to disturbing other guests from night rest are strictly forbidden. That includes loud TV or music listening, loud discussion in the rooms or in the corridors and other disturbing manners. In the case of serious violation of this rule, the property may penalize the guests with a penalty up to 300€ or, in necessary cases, call the police.
(5). All equipment and items provided in the guest suites are for the sole use of registered guests. The use of these items by external visitors is not permitted under any circumstances. Please refrain from relocating any items within the property from their designated positions without prior approval.
(6). The guest is responsible for covering all charges incurred during their stay. In the event of any damage to the property, the guest must settle the cost of repairs within 7 days of receiving notice from the hotel. Failure to pay within this period may result in legal action, with all associated expenses added to the initial cost of damages.
(7). Upon exiting your suite, please ensure that the door is securely closed and locked. The property cannot assume responsibility for any loss or theft of personal items during your stay.
(8). Please be advised that the property is not liable for any errors, omissions, or issues arising from the services provided by external partners.
(9). Displaying flags, banners, signs, or emblems of countries, teams, or organizations is not allowed in exterior areas of the suites or inside if visible from outside.
(10). Our company cannot be held liable for any accidents or injuries that guests may experience during their stay at the property, regardless of the circumstances. It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. Your signature on the booking form confirms that you are covered by such insurance.
(11). Children must remain under the direct supervision of a parent or guardian at all times to ensure their safety and the comfort of all guests.
(12). Pets weighing less than 3.5 kg are typically welcome at our property upon request. Please be aware that, in certain cases, an additional security deposit may be required.
(13). All our suites have free WiFi Internet service. In the event of a technical outage beyond our control, such as a faulty line from the local telephone company, we cannot be held responsible.
(14). Our property is located on a small island and the public water supply is likely to be interrupted. Therefore, water is a commodity that should be used sparingly during the summer months and not abused. In the event of a water shortage we will do everything we can in a timely manner to restore its supply. Electricity may also be interrupted, usually for a short period of time. However, we cannot be held responsible for any inconvenience caused by events beyond our control.
GENERAL BOOKING CONDITIONS
(1). Check in is from 15:00 and check-out time is till 11:00 on the day of departure. Late check-out is possible only upon agreement with our property manager and a fee may apply.
(2). For arrivals after 22:00, please notify us by 15:00 (local time) on the day of arrival via text, email, or phone. Failure to inform us of a late arrival will result in the reservation being treated as a no-show, leading to cancellation and a 100% cancellation fee.
(3). Only those persons stipulated on the booking form may use the property. The number of guests must not exceed the maximum number indicated in the booking form.
(4). All suites are thoroughly sanitized and cleaned before your arrival, with daily housekeeping provided. Please ensure the property is left tidy upon check-out to avoid additional cleaning fees. Towels are replaced daily and linens are refreshed every 3 days. Requests for extra changes may result in additional charges.
(5). In cases of no-shows, 100% of the payment will be retained as a cancellation fee.
(6). Early departures will incur a charge for the remaining balance of the stay as a cancellation fee.
(7). Name changes can be made anytime before arrival but will incur an additional fee of €100 per change.
(8). While changes to confirmed arrangements are rare, they may occasionally occur. In such cases, we will notify you as soon as possible. If circumstances beyond our control prevent us from providing the booked property, we reserve the right to move your booking to a similar or upgraded property. If this is not possible or you decline the alternative, we will cancel the booking and refund your payment. However, we cannot be held responsible for any cancellation fees related to your travel arrangements.
(9). All card transactions are securely processed using Strong Customer Authentication (SCA) through our bank's system, ensuring the highest level of security for electronic payments. We accept the following credit and debit cards: Visa, Mastercard, Maestro and Discover.
NON REFUNDABLE RATE CONDITIONS
(1). Non-Refundable Policy and Cancellations
This rate is non-refundable, with no cancellations, modifications or changes allowed.
Please confirm your plans before booking, as no refunds or adjustments are permitted once the reservation is finalized.
(2). Payment Requirements
Full payment is required for this booking and can be made using a valid credit or debit card, or through any other payment method arranged with our Reservations Team or your booking channel.
(3). Climate Resilience Tax
The Climate Resilience Tax is not included in the price and will be collected separately upon arrival. The tax is applied per suite as follows:
- €2 per night (April to October)
- €0.50 per night (October to March)
FLEXIBLE RATE CONDITIONS
(1). Flexible Policy and Cancellations
This rate offers full flexibility, allowing free cancellations or date changes up until the end of the free cancellation period.
After this period, the booking is non-refundable and no modifications or cancellations are permitted.
Modifications or cancellations must be made through the same channel used for the original booking.
No fees will be applied for changes or cancellations made within the free cancellation period.
(2). Payment Requirements
A valid credit/debit card or an alternative payment method arranged with our Reservations Team or booking channel is required for this booking.
No charges will be applied at the time of booking. Payment will be automatically processed after the free cancellation period ends, using the provided details.
Please ensure sufficient funds are available, as failed payments may result in automatic cancellation of the reservation.
Our business reserves the right to pre-authorize credit cards for all reservations, regardless of booking terms. The final amount charged will be determined in accordance with the applicable cancellation policy.
(3). Climate Resilience Tax
The Climate Resilience Tax is not included in the price and will be collected separately upon arrival. The tax is applied per suite as follows:
